A brief summary of the 5 stages of design:
Feasibility study
The Feasibility Study stage is the first step in all of our projects. Within this phase, we do the relevant research to determine if the project in your mind is compatible with your timeframe, budget, and government codes and restrictions. During this phase, we'll also sit down with you to develop the project's brief, including goals, budget, and timelines. We'll then put all the information together in a way to reach a conclusion on the project's feasibility and offer options to move forward.

During this phase – and based on the valuable insights obtained from the Feasibility Study – we'll start working on the initial design concept of the project with drawings and the BIM model while creating a meeting schedule to review the evolution of the project.
At the end of this phase, we'll have a complete architectural set of plans and elevations with relevant information to make decisions such as the size and construction and financial strategy.

Design development
Based on the approved Schematic Design, we'll solicit proposals from project consultants. Upon reviewing these proposals with you, we will onboard the consultants and start working with them to coordinate architectural, structural, mechanical, electrical, and plumbing systems to further develop and detail the project for seamless project coordination.
We'll end up with a further developed building set addressing building systems, finishes, and an outline of regulatory requirements. During this phase we will schedule meetings with you to review and select building systems, finishes, and make other design decisions.

We will prepare a thorough building set to fully address regulatory requirements. Additional detail will be added including detailed drawings, schedules, and specifications for the construction team. During this phase, we review and coordinate all aspects of the projects with the corresponding consultants in our BIM model, ensuring consistent documentation throughout the project. If not previously selected, these documents are sent out for bidding to look for the right general contractor while the documents are being reviewed by permitting authorities.

Final coordination between all projects consultants (adding information into the BIM model)

Once the building permit is obtained, we turn the project over to the General Contractor and construction starts. We'll work closely with the General Contractor to make sure the project is being built based on our plans and specifications. At the end, we'll produce a punch list of items to resolve any outstanding issues or missing elements.
